A Vacant plot in Bangalore or any Metro is often at risk of encroachment. There are many reasons for this, but the primary reason is that vacant lands and plots attract squatters who can use these lands to stay and earn money. In some cases, squatters use vacant land and plots for their own personal profit in the short term, while other times squatters try to encroach on vacant land or a plot to establish a permanent residence there.


Many people have invested their hard-earned money in buying these sites in hopes of constructing their dream home. But for a variety of reasons, they keep property unmanaged and are unable to visit due to distance and time constraints.

One of our early clients was a retired college professor who had a vacant site near Hebbal, Bangalore. He stayed on the other end of the city and his sons were settled abroad. Due to his age, he couldn’t monitor his site and hadn’t visited it for many years.


After so many years of neglect, the site was full of trees & trash. Neighbours started complaining about snakes and mosquitoes because of the condition of the site. The client found about My Big Nest through a friend and called us. We did a site visit with his permission.

As explained by the client, the site had many trees and was filled with organic and other waste. The storm water drain in front of his site was also damaged and neighbors complained that this led to severe flooding issues. Also, there was a huge tree in the site.


Proposal and Agreement

We visited the client at his home and explained to him our findings and then discussed the “Vacant site” services from My Big Nest. He understood the benefits and after finalizing pricing we signed an agreement to maintain his property.


Our team then got to work and started clearing the site. But the big tree in the center of the site was an issue as tree cutting team said it needed BBMP permissions. Our managers then engaged them and had to meet several officials to obtain the permissions. After the site was cleaned, it was levelled with new soil so as to raise the height above road level. This ensured no water logging during rains.


We then laid a cost-effective compound on the road side using a 3 course wall and then sheets. All cleaning and civil works were completed in a couple of weeks.

We sent photos of the site but the client couldn’t believe what the transformation. He immediately visited the site the very next day to see the outcome. He was extremely thrilled and thanked us immensely for our services. The Neighbours spoke to him and expressed delight. They urged him to continue to maintain the site in this condition till a house is constructed.


Our property management team visits the site every 3 months and cleans up weeds and any trash and sends pictures to the client. The client mentioned he got a few calls for the site sale, but for now he intends to keep it for his sons whenever they return from abroad.


Summary
